As P.A. Alvarez Properties and Development Corporation (P.A. Properties) marks its 31st year in the industry, we are proud to introduce our anniversary theme: “Expanding Horizons, Advancing Together.”

Over the past three decades, P.A. Properties has matured from building strong foundations to delivering thriving residential communities and forging enduring partnerships. This year’s theme reflects our commitment to launching new projects, deepening our market reach, and exploring new development frontiers, and emphasizes our collaborative journey—with our homeowners, communities, brokers and sellers, partners and stakeholders—towards shared growth and innovation.

Addressing the Housing Backlog

The challenge before us in the Philippine housing sector is significant. The Department of Human Settlements and Urban Development (DHSUD) reports a nationwide backlog of approximately 6.5 million housing units as of 2022 (Manila Bulletin 2025). Left unaddressed, this figure could escalate to 10 million units by 2028 (Politko 2022). This is a gap that demands concerted effort from all stakeholders—including private-sector developers like us.

“At P.A. Properties, we believe that behind every home is a story,” said Atty. Marianne Reyna Lina Cruz, P.A. Properties CEO and President. “As we celebrate 31 years of service, our goal is to build not just homes but communities that reflect the dreams and aspirations of Filipino families—while helping address the nation’s housing needs.”

The company is expanding its reach by launching new residential and mixed-use projects in key growth areas, while fostering stronger partnerships with financial institutions and industry stakeholders to enhance housing accessibility and delivery. Guided by innovation and mindful design, P.A. Properties remains committed to building resilient and inclusive communities where every homeowner’s story is one of opportunity, dignity, and progress.

As we celebrate this 31-year milestone, we look ahead with optimism—and purpose. With “Expanding Horizons, Advancing Together,” we embark on the next chapter of our journey, one that merges new projects, wider reach and stronger partnerships so that we may shape better lives—together.
